Lesson Learnt

Following the successful completion of the Roding Primary School, Cannington Road, Annexe on behalf of the London Borough of Barking and Dagenham, Neilcott have now successfully completed the construction of the new two-storey 3 Form Entry Primary School at the former University of East London site in Dagenham, also utilising a cross laminated timber frame.

This project sought to further challenge preconceived ideas in relation to procurement time frames and the cost/quality balance.  This school was procured on a design and build basis utilising PPC2000, construction commenced on site within 12 working weeks of appointment.  From commencement Section One was brought into operation in 21 weeks.  The project also drove down costs through the application of lessons learnt, with an out-turn cost anticipated at £1,599 per square metre.  The project also raised sustainability credentials by achieving a BREEAM Excellent rating.  The first meeting with all members of the partnering team was held on 23 November 2010 and the official opening of the new School takes place February 2012.

Innovation in Partnering

Excellence in PPC/TPC Contracts was recognised in the industry’s first annual awards in October 2011.  Neilcott Construction received an award for Innovation in Partnering utilising PPC2000 in the practitioner category.  This was in recognition of our very successful delivery of two new 3 form entry Primary Schools for the London Borough of Barking and Dagenham.  Working within the Education and Other Services Framework, the team have successfully delivered a number of projects varying in value from £100,000 to £12m.  Through sharing experience in respect of procurement and delivery and through understanding each party’s corporate ambitions and constraints, a procurement process has been developed which truly reflects the principles of best practice construction.  This process, based upon collaborative working within a PPC2000 contractual framework, embraces lean procurement and modern methods of construction adopting innovative solutions as and when appropriate.
