Ordnance Road, Enfield

SketchNeilcott is delighted to have been awarded a new residential scheme for the London Borough of Enfield.  The development comprises of the land between Ordnance Road, Beaconsfield Road and Rotherfield Road. The residential accommodation comprises 11 three bedroom terraced houses and 4 one bedroom courtyard houses, two of which are designed as wheelchair accessible. The dwellings are designed to a high standard with generous living space and external amenity spaces. The site comprises 1967m2 of previously developed land. The site was occupied by Kettering Hall, a community centre and prefabricated units previously used as temporary accommodation for the Ordnance Road Library. The site is located to the south side of Ordnance Road and is bounded to the east and west by Rotherfield Road and Beaconsfield Road respectively. Ordnance Road is an elegant row of three storey, 3 bedroom town houses which create a beautiful backdrop to the southern side of Ordnance Road. They are constructed in a good quality rustic yellow brick and façades feature arched entrance ways and a notched profile which articulates each separate house. They have good sized south facing back gardens. The houses are designed to avoid any overlooking beyond the site boundary into adjacent gardens to the south and are significantly back from the boundary line, thus ensuring privacy of neighbours.

The rear portion of the site is arranged as four single courtyard houses along a small mews street. The mews is entered from both Beaconsfield Road and Rotherfield Road and provides 16 parking spaces along the new tree-lined street. The scale and massing of the courtyard is designed to minimise the impact on both the existing and neighbouring properties to the south and the new terraced houses to the north. The scheme has the following benefits:

  • 100% of dwellings are houses
  • Each dwelling has generous areas of private open space
  • Brightly lit, open plan kitchen/dining/living spaces
  • Everyone being part of the street and interacting with neighbours
  • No communal circulation of stairwells
  • All houses are Lifetime Homes Compliant
  • 2 new houses are wheelchair accessible
